Home Pricing

89% OF ALL YOUR SHOWINGS
WILL BE IN WEEKS 1-3
-
Competitive and strategic pricing is vital to the sale of your home
-
Your first offer is usually your best offer
-
A competitively priced home is likely to generate multiple offers which results in a higher closing price
-
The highest rate of showings occur in the first few weeks of listing
-
Pricing correctly from the beginning is imperative
Two key indicators will tell us if we need to adjust our pricing:
-
10 Days without a showing
-
10 Showings with no offers
The market will tell us very quickly if we have priced your home correctly. The question is whether or not we listen. If the market tells us that the home is priced wrong and you have to reduce, you are actually moving your price closer to REAL MARKET VALUE.

Then parted ways with that agent and listed with new agent for $675,000. (finally painted the rooms I told them to paint) I brought them an offer for $659,000 they turned it down.... I now see that the property closed for $635,000 yesterday. Twice I could’ve gotten this seller more money. Lesson learned: listen to the 1st agent- do what they say. Don’t leave room for negotiating, it’s doesn’t work that way. And if you aren’t truly ready to sell, then wait until you are.

Seller
We advised a seller to list their home for $675,000 in Fall of 2017.
Sellers insisted on $735,000 and refused to remove very strong colors and wallpaper, carpet etc.
The sellers fired their first agent.
